Digs for Work is a directory of B&Bs, hotels, guest houses and rooms across the UK & Ireland that welcome travelling workers. Sales reps, contractors, NHS locums, engineers, project managers — anyone who has to spend a night somewhere other than home for their job.

We don't take booking fees. We don't sit between you and your host. You find a place, you pick up the phone or send an email, and you book directly with the person whose roof you'll be sleeping under. Old-fashioned in the best way.

Every listing is screened by our AI on submission and where required, reviewed by a human before going live, so what you see is what you get.

Hosts understand your needs are varied — that means secure parking, daily and weekly rates, early breakfasts, flexible check-ins are the norm rather than the exception.

Free for hosts to list for the first year. Always free for guests to search. Built in the UK.

TERMS & CONDITIONS

By using digsforwork.co.uk (the "Site") you agree to these Terms. Please read them. If you don't agree, please don't use the Site.

1. Who we are and what we do

Digs for Work ("we", "us", "our") operates the Site as an online directory of accommodation venues across the United Kingdom and the Republic of Ireland. We are an advertising platform only. We do not own, operate, manage, run, or have any direct involvement with any of the venues listed on the Site.

2. The nature of our service

We provide:

• A platform for accommodation providers ("Hosts") to publish listings of their properties.
• Search and discovery tools for visitors ("Guests") to find listings.

All bookings, communications, payments, agreements, and obligations are made directly between Hosts and Guests. We are not a booking agent, travel agent, intermediary, escrow service, or party to any contract between Hosts and Guests. Your contract for accommodation is with the Host, not with us.

3. Listing accuracy

We apply automated AI compliance screening to all submitted listings, and where required, human review before listings go live. We make reasonable efforts to validate listings, but we cannot and do not guarantee the accuracy, completeness, currency, suitability, safety, or quality of any listing. Hosts are solely responsible for the accuracy of their own listing content. Guests should verify all important details directly with the Host before booking and at check-in.

4. No liability for disputes between users

Any dispute, claim, complaint or disagreement between a Host and a Guest — including but not limited to booking arrangements, accommodation quality or condition, payment, refunds, cancellations, no-shows, damage, theft, injury, illness, or any other loss — is a matter between those parties to resolve. We are not a party to such disputes and accept no responsibility or liability for them.

5. Acceptable use

When using the Site, you agree to:

• Provide accurate, current, and complete information on submission and when communicating with other users.
• Only list properties that you own or have the legal right to let.
• Not impersonate any person or misrepresent your affiliation with any property or business.
• Not use the Site for any unlawful, fraudulent, abusive, defamatory, or harmful purpose.
• Not list properties offering sexual services, escort services, or any other unlawful activity.
• Not attempt to scrape, harvest, copy, or otherwise extract listings or contact data en masse.
• Not interfere with or damage the operation of the Site or any related systems.

6. Listing removal

We reserve the right to refuse, suspend, or remove any listing at our sole discretion and without notice, including (but not limited to) listings we believe misrepresent the property, breach these Terms, breach UK or Irish law, or are spam, duplicates, or test content.

7. Intellectual property

The Site design, branding, software, and aggregated content are owned by Digs for Work. Listing content (text, photos) submitted by Hosts remains owned by the Host; by submitting, the Host grants us a non-exclusive, worldwide, royalty-free licence to display, distribute, and reproduce that content as part of the Site for as long as the listing is active. Hosts warrant that they have the right to grant this licence.

8. Privacy and data

We collect basic information from listing submissions (Host name, contact details, listing content, photos) and from search activity, in order to operate the Site. We process personal information in accordance with the UK GDPR and the Data Protection Act 2018. Hosts and Guests communicate with each other directly using the contact details published in listings; we do not facilitate, monitor, or retain those communications.

9. Limitation of liability

To the fullest extent permitted by law:

• The Site is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied.
• We do not warrant that the Site will be uninterrupted, error-free, secure, or that any information on it is accurate.
• We are not liable for any indirect, incidental, consequential, special, or exemplary damages arising from or in connection with your use of the Site.
• Our total aggregate liability to you in connection with the Site, however arising, shall not exceed £100.

Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded by law.

10. Indemnity

You agree to indemnify and hold us harmless from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or connected with your use of the Site, your listings, your communications with other users, or any breach by you of these Terms.

11. Changes to these Terms

We may update these Terms from time to time. The current version will always be posted on this page with the "last updated" date above. Continued use of the Site after a change constitutes acceptance of the updated Terms.

12. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales. Any dispute or claim arising out of or in connection with these Terms or the Site shall be subject to the exclusive jurisdiction of the courts of England and Wales.

PRIVACY POLICY

This policy explains what personal information we collect when you use digsforwork.co.uk (the "Site"), how we use it, who we share it with, and your rights under UK data protection law.

1. Who we are

Digs for Work ("we", "us", "our") is the data controller for personal information collected through the Site. You can contact us at hello@digsforwork.co.uk.

2. What we collect

From Hosts who submit a listing:

• Property name, full address, postcode, town, region, type, nightly price.
• Contact phone number, email address, optional website.
• Property description, amenities, photos.
• Approximate location coordinates derived from the postcode (via Google Maps geocoding).

From all visitors:

• Postcodes and search queries you enter.
• Anonymous engagement events: when a listing appears in your search results, when it is opened to read in detail, and when a phone, email or website button is clicked. We record the event type and the listing it relates to, plus a randomly-generated browser session identifier to de-duplicate counts. We do not record who you are.
• Standard server logs (IP address, browser type, page accessed, timestamp) maintained by our hosting provider for security and performance.

3. Why we collect it and our lawful basis

• Listing data and contact details: to display your listing publicly so Guests can find and contact you. Lawful basis: necessary for a contract with you (the Host) to provide the directory service.
• Email verification and edit-link emails: to confirm you own the email address and let you manage your listing. Lawful basis: necessary for a contract.
• Search queries and postcodes: to return relevant results. Lawful basis: legitimate interest in operating the Site.
• Anonymous engagement events: aggregated into a monthly summary email so each Host can see how their own listing is performing. We do not personalise, profile, or share these counts with third parties. Lawful basis: legitimate interest in providing useful service feedback to Hosts.
• Server logs: for security, debugging, and abuse prevention. Lawful basis: legitimate interest.

4. Who we share it with

We use the following sub-processors to operate the Site. They have access only to the data needed to perform their service:

• Supabase — database hosting (stores listings and submissions).
• Netlify — site hosting and serverless functions.
• Resend — sending transactional emails (verification, edit links, decision notices).
• Anthropic — AI compliance screening of submitted listings.
• Google Maps — postcode geocoding and map display.

We do not sell your personal information to anyone. We do not share it with third parties for marketing or advertising. Listing content (including the contact details you submit) is published publicly on the Site so Guests can contact you directly.

5. How long we keep it

• Active listings: retained while the listing is live and for up to 12 months after deactivation, in case you want to reinstate it.
• Server logs: typically 30–90 days, depending on the hosting provider's defaults.
• Email content: only as long as needed to send and confirm delivery; we don't retain message bodies.

6. International transfers

Some of our sub-processors are based outside the UK (notably in the EU and the United States). Where transfers happen, they rely on UK GDPR-recognised safeguards such as the UK International Data Transfer Agreement, EU Standard Contractual Clauses, or adequacy decisions.

7. Your rights

Under UK GDPR you have the right to:

• Access the personal data we hold about you.
• Correct inaccurate data (Hosts can do this themselves at any time via the edit link sent at verification).
• Request deletion of your data ("right to be forgotten").
• Restrict or object to certain processing.
• Receive a portable copy of your data.

8. Cookies and similar technology

The Site itself does not set marketing or analytics cookies. We use limited browser session storage to keep an admin password during a session (admin staff only), and a randomly-generated browser session identifier in localStorage to de-duplicate the engagement counts described in section 2 (so one person opening the same listing twice does not count as two views). Embedded Google Maps may set its own cookies to function — these are governed by Google's privacy policy.

9. Automated screening of listings

When you submit a listing, we send the listing content (not your verification email) to Anthropic's Claude API to perform compliance screening. This is automated decision-making within the meaning of UK GDPR Article 22, but a human reviews any listing flagged by the AI before it is rejected. If your listing is rejected and you believe this was wrong, you can email us and a human will review it.

10. Children

The Site is not directed at children. We do not knowingly collect personal information from anyone under 16. If you believe we have, please contact us so we can delete it.

11. Security

We take reasonable technical and organisational measures to protect your data, including TLS encryption in transit, access-controlled databases, and role-based access for admin functions. No system is perfectly secure; if you believe data has been compromised, contact us immediately.

12. Changes to this policy

We may update this policy from time to time. Material changes will be reflected in the "last updated" date above. Continued use of the Site after changes constitutes acceptance.

13. Complaints

If you believe we have not handled your personal data properly, please contact us first so we can try to resolve the issue. You also have the right to complain to the UK Information Commissioner's Office (ICO) at ico.org.uk or 0303 123 1113.
